You have decided to sell your property ?

Initially, we are ready to estimate the market price of your property, free of charge.

In addition, and depending on your case, we may also assist you in conducting the following expertises : 

  • Expertise Law "Carrez" (surface) : According to this 1997 piece of legislation, the seller shall specify the surface of the property in the sale agreement, if it is an apartment. Not mentioning the surface of the apartment in the agreement exposes the seller to a cancellation by the buyer within a month following the signature.
  • Asbestos Expertise: For properties which building permits were issued prior to 01.07.97, any seller should produce a report reflecting the presence or absence of Asbestos. A copy of this report shall be attached to the legalised deed.
  • Lead Expertise : According to article L.1334-5 of the French public health code, the seller of a property built before January 1st, 1949, shall produce a lead accessibility risk statement prepared less than one year before the execution of the agreement.
  • Termites Expertise : According to a 1999 law, every property occupant or owner shall notify the City Hall about the presence of termites. As a consequence, the public authorities classify the zones as contaminated. If the property for sale is located in such a zone, a termite status shall be annexed to the legalised deed.
  • Energy Status Expertise :  Since 1st July 2007 the Energy Status must be attached to any new lease, renewals and sale agreement. It shall also reflect the state of internal gas, water, electric and heating equipment of the building. Since November 1st, 2007 the seller of an accommodation equipped with an internal installation with natural gas dating from 15 years or more will have to produce a specific expertise, Gas Expertise, of this installation during the privatory sale of the building (home, flat).
  • Major Technological  & Natural Risks Expertise : Such an expertise is compulsory for any rent  (empty, furnished, seasonal, commercial) and sales agreement, including renewals. This document, valid 6 months, outlines the technological (industrial, biological…) & the natural risks (flood, drought, movement of ground…) to which the building is exposed.

 

With regards rent agreements, both Energy Status and  Major Technological  & Natural Risks assessments are compulsory.

For the sale of an apartment or a villa, all the above mentioned expertises, except that of the lead (if the property was built before1949), are compulsory.  Finally, the Law “Carrez” only applies to apartments.
